OUR APPROACH

London Urban started out providing services as a main contractor to a small group of high quality architects. We continue to offer this solution to clients who come to us with a completed tender pack either directly or their architect.

The key to a successful build is having a solid project management process coupled with a skilled and experienced delivery team.

1. TENDER

The first stage is to meet you and review your aspirations and plans for your project. We will take a look at whats possible and realistic in terms of design, function, planning and your budget. We will provide you with a fee proposal and once confirmed a measured survey of your property will take place.

2. NEGOTIATION

We will create a full set of existing and proposed plans, sections and elevations for your project. These are a detailed set of architectural drawings that can be used for planning purposes and to base your build costs on.

3. CONTRACT

Where Planning Permission is required, we will submit the plans on your behalf, and will monitor the progress of the application. Should your project require amendments or liasing with the local authority, we will manage this at no extra cost.

4. MOBILISATION

Detailed technical drawings are packaged at this stage and combined with any structural details and calculations required for building control approval. Building Regulations are designed to ensure structural integrity and thermal efficiency. We will submit your application for approval, and liaise with Building Control over any changes they may require.

5. CONSTRUCTION

Depending on your properties position in relation to your neighbours coupled with the scope of work, you are likely to require a party wall agreement. We can recommend surveyors that can issue appropriate notices once building control drawings have been completed.

6. HANDOVER

Before we start on site, we will prepare your programme of works that reflect the final design and scope of works. You will have a single point of contact on site who reports to your project manager who will provide regular updates, communication and reviews on progress.
